TBH for Commercial Property — Item Storage for Office Buildings & Managed Venues

The Bag Hotel / Commercial Property

Class A Office Buildings · Mixed-Use Properties · Business Parks · Managed Facilities · Corporate Campuses

Your building already has the foot traffic. Now earn from it.

TBH provides PIN-secured item storage as a building amenity at commercial office buildings, mixed-use properties, and managed facilities. A passive revenue stream for property managers. A genuine service for tenants, visitors, and commuters who arrive with bags every day.

A daily unmet need

Every building has visitors with bags. Almost none have storage.

Tenants, external visitors, commuters, and delivery professionals arrive at commercial buildings every day carrying bags, luggage, and equipment. No standard building amenity addresses this.

Class A office building — tenant satisfaction survey

"Tenants regularly ask whether there is somewhere to store luggage for colleagues who arrive early for meetings or travel directly to the office after a flight. We have no answer for them."

50-storey tower · Financial district · 3,000+ daily occupants and visitors

Mixed-use development — property manager feedback

"Our retail tenants on the ground floor regularly turn away customers who arrive with large bags. There is no storage in the building and nowhere nearby to send them."

Mixed-use tower · Retail ground floor · Office floors above · High visitor volume

Corporate campus — facilities management team

"We host hundreds of external visitors each week for investor days, board meetings, and client sessions. Many arrive with luggage directly from travel. Reception has no storage solution."

Property types we work with

Every commercial property format. One TBH service.

TBH works with property managers, asset managers, and facilities teams across every commercial property type in our active markets.

Class A office

Trophy and Class A office towers

High-occupancy office towers in CBD locations with large daily visitor volumes. Tenants hosting client meetings, board sessions, and investor days expect a premium standard of building amenity. TBH adds a tangible, differentiated service that no competing building in the city currently offers.

High external visitor volume daily — storage demand already present

Mixed-use development

Mixed-use and multi-tenanted buildings

Buildings with retail on the ground floor and office or residential above generate diverse foot traffic throughout the day. TBH operates in the common area or lobby, serving retail customers, office tenants, and residential occupants with a single shared storage point.

Multiple tenant types — one storage solution serves all

Corporate campus

Corporate headquarters and campuses

Large corporate headquarters and multi-building campuses with structured external visitor programmes. Investor days, board meetings, media days, and large client sessions bring hundreds of visitors who arrive with luggage from travel. TBH operates at the main reception or visitor entry point.

External visitor programme — storage expected at this level of event

Business park

Business parks and out-of-town offices

Business parks with multiple tenants and a shared reception or concierge function. Employees commuting by public transport, contractors arriving for day visits, and inter-site travellers all carry bags that have nowhere to go. TBH operates at the shared reception or concierge desk.

Shared reception model — one TBH point serves all tenants

Managed workspace

Flex offices and managed workspaces

Managed offices and flexible workspace providers with hot-deskers, day-pass members, and drop-in visitors. Members arrive with laptop bags, equipment, and personal items that need somewhere secure while they work. TBH adds a storage service that coworking desks and lockers alone cannot replace.

Day-pass and drop-in members — storage is part of the value proposition

Retail property

Retail centres and lifestyle destinations

Shopping centres, lifestyle destinations, and mixed retail and F&B schemes where visitors arrive with bags, strollers, and shopping from other stores. TBH operates in common areas near the main entrance or food court. Shoppers store bags on arrival and collect on exit, extending dwell time and spend.

How it works

Nothing for your building team to manage.

TBH supplies all equipment, trains your reception team in under 30 minutes, and handles all insurance. Your building earns on every transaction.

01

We install at your building

TBH supplies a freestanding storage unit for your lobby or reception area. Approximately 6ft x 4ft footprint. No power, no infrastructure, and no building works required. Installed and operational within one day.

02

Reception handles check-in

Your reception team checks in items using TBH's tablet-based system. Each item receives a tamper-evident seal and a unique PIN. Training takes under 30 minutes. The system is entirely intuitive — no ongoing support needed.

03

Visitors collect by PIN

Tenants, visitors, and commuters collect their items by presenting their PIN at reception. Under 30 seconds per transaction. No lost-ticket disputes. Full item log available for any query.

04

Your building earns monthly

TBH settles your revenue share monthly with a full transaction report. No invoicing required from your side. The report includes usage data useful for tenant reporting and building amenity benchmarking.

Why TBH

Not a locker. Not a left-luggage room. Something better.

Traditional building storage options require infrastructure, ongoing management, and generate liability. TBH replaces all of that with a single, managed service.

vs. Lockers

No installation. No maintenance.

Lockers require building works, ongoing maintenance contracts, and a lost-key process. TBH requires none of these. Our freestanding unit arrives ready to use and is removed when the partnership ends. No capital expenditure for the building.

vs. Left-luggage room

No liability. No staff burden.

An informal left-luggage arrangement at reception creates liability and a staff burden with no revenue return. TBH is fully insured, PIN-secured, and tracked. Your building earns on every item stored. Liability is covered by TBH's bailee's insurance, not your building's policy.

vs. Doing nothing

A differentiator in a competitive market.

Class A buildings compete on amenity. Cycle storage, concierge services, and wellness facilities are now standard. Secure item storage is not. TBH gives your building a differentiator that no competing property in your market is currently offering to tenants and visitors.

Engagement levels

One building or a portfolio partnership.

Property managers and asset managers can work with TBH at any level — from a single building pilot to a portfolio-wide deployment across multiple properties.

Single building

Building pilot

No commitment required. TBH installs at one building, operates the service, and provides a 90-day usage report. Ideal for property managers evaluating TBH before a wider rollout.

Multi-building

Portfolio partnership

A fixed agreement covering two or more buildings in a portfolio. Consolidated monthly reporting, volume revenue share, and a dedicated TBH contact for all operational queries across the portfolio.

Enterprise

National portfolio agreement

For CBRE, JLL, Cushman and Wakefield, and other national property managers with buildings across multiple cities. TBH deploys across all shared markets simultaneously. Single commercial agreement, consolidated reporting. Contact us to discuss.

Common questions

What property managers ask us.

What space does TBH require in the building?

Approximately 6ft x 4ft for a standard single-desk unit. For higher-volume buildings, we recommend two desks side by side. No power connection, no building works, and no dedicated room required. TBH operates from the existing lobby or reception area with a freestanding unit.

Does TBH require building staff to be involved?

Minimally. Your reception team checks items in and out using TBH's tablet-based system. Training takes under 30 minutes and the system is entirely intuitive. For buildings with a concierge or reception desk already in operation, TBH adds less than two minutes of additional task per transaction on average.

Who is liable for stored items?

TBH carries comprehensive bailee's liability insurance covering all items in our custody from the moment they are checked in to the moment they are collected. The building's own insurance is not affected. A certificate of insurance naming your building and management company is available on request.

How does the revenue share work?

The building earns a revenue share on every storage transaction processed through TBH at that location. TBH settles monthly with a full transaction report. No invoicing is required from the building side. Revenue share rates are agreed at partnership level and increase with volume. Contact us for rate details.

Can TBH be included in our tenant amenity offer?

Yes. TBH can be listed as a named building amenity in your tenant prospectus, leasing materials, and amenity guide. We provide copy, imagery, and a building-specific landing page for your tenant portal on request. Several buildings include TBH in their BREEAM and WELL building certification submissions as a transport and wellness amenity.

Can TBH operate across multiple buildings in our portfolio?

Yes. TBH offers portfolio partnership agreements for property managers with two or more buildings. A single commercial agreement covers all buildings, with consolidated monthly reporting across the portfolio. For national portfolios, contact us to discuss city-by-city rollout aligned to TBH's market expansion plan.
